These terms explain the general booking process. The project-specific booking confirmation or written agreement controls the dates, price, payment schedule, permitted use, cancellation terms and any special conditions for your booking.
1. Enquiries, quotes and confirmation
An enquiry does not reserve a date. We confirm availability, scope, rates and relevant conditions in writing after reviewing your date, duration, group or crew size, intended use and practical requirements.
A date is secured only when the applicable booking confirmation states that it is confirmed and any stated booking requirements have been completed. We may decline a request where the proposed use, scale, timing or requirements are not a suitable fit for the property.
2. What we confirm in writing
Your booking confirmation should identify the agreed date and access window, included areas, guest or crew scope, permitted usage, quoted price and currency, payment dates, cancellation or change conditions, and the on-site contact. For productions, it should also cover equipment highlights, parking, access, working hours and any agreed protection measures.
3. Payments, changes and cancellations
Payment timing, deposit amount, change requests and cancellation or refund conditions vary by booking type and are set out in the applicable written confirmation. Please read those terms before payment and ask us to clarify anything that is not clear. A request to change dates, scope or guest or crew numbers may require written approval and may affect availability or price.
4. Permitted use and production requirements
The villa may be used only for the purpose and number of people agreed in writing. Commercial filming, photography, brand activity, events, drones, amplified sound, specialist equipment or other non-standard use must be disclosed before confirmation. Private-property permission does not replace any permit, insurance, airspace approval or third-party consent that your activity may require.
5. Access, privacy and property care
Guests, clients and production teams must follow the agreed schedule, arrival instructions, house rules and reasonable on-site safety directions. Please protect surfaces, furnishings and equipment, keep access controlled, and respect the privacy of neighbours and staff. Do not bring additional people, equipment or activities on-site without prior written agreement.
6. Responsibility and damage
Each booking party remains responsible for its people, equipment, suppliers and activities during the booking. Please report accidental damage or a safety concern to the on-site contact immediately so it can be assessed and handled appropriately. Any applicable damage, cleaning or security arrangements are stated in the booking-specific agreement.
